Hey Dillon,

I'm sorry i'm just seeing this. I have looked into FHA and that was my main method of pulling off the house hack.

If you are in Columbia now shoot me a message and I'll direct you to the REIA meeting tonight. This post actually got me in contact with @Emmett McNulty who is an investor in Columbia who goes to the meetings and I'm working with him and his team now and helping with their property management company. I met @Shawna Neuner who's the coordinator of the monthly meetings and we've become friends since. BiggerPockets is an awesome resource when you reach out! I'm actually responding to you at my desk that is right next to Emmett's; funny how things can change so quickly.

Honestly if you're doing residential loans they are all similar, only because they are going to sell those off. The relationships really come in for commercial. So if you can find a bank that you think will be good for a commercial loan (once you're ready) I would take out your residential loan with them and move all your banking there, car loan, checking, everything. I think you are very wise to start house hacking while still in college! Very possible with a SFH and roommates or a MF. It might be tough to get a conventional loan while so young so hopefully your parents or a mentor are able to help you out with that. Proactive networking will lead you a ton of success!  Thank you! I appreciate your kind words. I've applied for pre-approval on a $130,000 mortgage and have been ghosted once and denied once. I'm using my grandfather as a cosigner to make up for me not having 2 consecutive years of 1099 income. I'm trying to form a stronger relationship with a local bank. If you have any tips on being approved let me know!
