I am under contract for a HUGE value add opportunity. The property is a 18-unit (all 1BR/1BA) apartment complex that is in need of a renovation. The purchase price is 300k, the construction cost are 485k, and the ARV is 1.1M.

I am looking for accredited investors to join our syndication.  

The average annual returns are 40% ROI

I've done deals similar to this numerous times. What I have done is... The developer would credit sale me the lot and subordinate a mortgage to the banks first lien position.

I am in the process of buying a property with an FHA loan. I originally was planning to live in the house, but I have since been transferred 1 hour away. I am still wanting to buy the house with the intent of moving back, but I am not sure how long that will take. Nonetheless, I would like to purchase the property and rent it out. Is this legal? I dont want to get in trouble nor lose the deal as it is a very good deal. Thanks in advance.
