Has anyone ever heard of quicken loans giving the buyer a 2% grant to use towards a down payment? This is for first home buyers and you have to take a first home buyer course online and have a FICO score of 680+. Just curious if anyone has experience with this and how the overall process went? Thanks!

Hello BP! I have been listening and researching for months now and after recently listening to @brandonturner's Podcast about buying a property in next 90 days and it motivated me to do so! I've found the property, gotten pre-approved for financing and am putting offer in now. In the sellers disclosure they noted that the ac flooded the condo and that's why they have recently replaced the AC and redid all of the walls and stripped floors down to concrete. Anyone have any advice or suggestions I should look out for on this deal?? All advice welcomed, I am very excited to be making the first step. Cheers

http://www.wsj.com/articles/texas-oklahoma-wyoming-oil-woes-start-to-hit-hard-1461749401 Just read this article in the Wall Street journal, basically talking about correlation between drop in oil prices and credit card/auto/mortgage delinquencies. I am recently out of school with a job and have finally saved up some money. I am looking to make my first purchase on a home, which I would eventually like to turn into a rental and move on. Would this be a good time to make a first home purchase in Houston or should I hold out longer? The article also mentions that big banks are going to be tougher to get loans from or be less appealing loans for oil sensitive markets. Would it be a good idea to seek a loan from a smaller community bank rather than a big bank? I look forward to some replys. Thank you.
