I'd be curious if anyone has recommendations for different building types/materials that are cost efficient and also look good. I want this to be high quality with high quality amenities. 

It would be located near a wedding venue, hunting retreat, and about 25 minutes outside of a major university town (e.g. could rent for college football gamedays).

Hadn't really considered other building structures/materials, so will need to do some research on cost for materials that still align with the vision, look, and feel. Thank you again!

Hi all,

I want to build a short term rental Airbnb on my family’s property. We own the property outright, so there is no work needed to acquire the land and Airbnbs are allowed. I would love feedback on the process and steps I should take to build everything out and in what order. Is there anything I’m missing or anything I’m not thinking about? Would you rearrange the order of these steps at all? I’d love any feedback you might have and I hope this is helpful to others as well that are in the same boat as I am!

Post: Hud Rental Questions and Advice

I am looking into a 5 duplex, Hud assisted investment opportunity. It is not a Hud specific home I do not believe, but currently has Hud tenants. I am unfamiliar with Hud housing and would appreciate any advice to some of my questions!

1. What is the process for increasing rents and the government approving tenants for increased rent vouchers? Is this easy or a headache?
2. Can I rent to tenants other than Hud assisted tenants?
3. Are there unexpected fees, red tape, things to be aware of when working with Hud housing that most people overlook? Will renting to Hud tenants affect my taxes at all? 
4. What am I not thinking about that I should be?

Hi BP!

I am looking at a potential opportunity in the Bryan/College Station area. This would be my first investment opportunity and I am looking for any and all advice!!

Location: Bryan, Texas
Opportunity: 5 duplexes
Purchase price: ~$110,000 per duplex
Current rent: $1,150 per duplex (this is expected to go up and I believe could adjust to $1,250 per duplex). Many tenants have been there for multiple years.
Repairs: Much could be done to improve the properties, but not much needs to be done from the get go. Small tweaks over time, until I wanted to sell. 
Notes: The properties are Hud housing and not in great condition. What you see is what you get, but it appears that the tenants are satisfied with the status quo, despite not the nicest living conditions. Would not need to make vast improvements. 

Would appreciate any thoughts on the numbers, health of the investment, and especially from anyone who has Hud rental experience!

@Tony Castronovo - I am currently working on my first deal right now (not counting my chickens before they hatch though). I grew up in Bryan/College Station and also went to Texas A&M, so the B/CS area is what I know best and that is where my focus has been.
