@Collin Hays - Thanks for your reply and for weighing in! That's good to know there can still be demand on off-weekends in a college towns. We've seen that so far, but we'll see how much you can get on those off-weekends. TBD! :)

Hi everyone!

My wife and I host a short-term rental in Bryan-College Station and are currently trying to gauge demand for the Thanksgiving holiday on a non-gameday year. While we just got started, we didn't get any bookings/inquiries over the 4th of July weekend, which makes us wonder if holidays without major events don't attract much traffic in BCS. That got us thinking—how different is Thanksgiving in terms of STR demand in BCS (on a non-gameday year)? For those of you hosting in BCS:

 -  Have you seen Thanksgiving bookings in past non-gameday years (maybe 2 or 4 years ago)? Is it common for families to book STRs over Thanksgiving in BCS, even without a game?

 -  Any pricing strategy tips for that weekend? PriceLabs is showing prices similar to a gameday weekend, but I wonder if the high demand from the Texas game last year is skewing their data.

We’d love to hear what others have seen in this market (or similar markets - we are open to other perspectives!). Thanks in advance!

This looks awesome. I have a LTR multi-family in College Station and I have a house currently under contract in order to do a STR. Hoping I can make this to connect and learn more!

Thanks for putting this on! 

I'd be curious if anyone has recommendations for different building types/materials that are cost efficient and also look good. I want this to be high quality with high quality amenities. 

It would be located near a wedding venue, hunting retreat, and about 25 minutes outside of a major university town (e.g. could rent for college football gamedays).

Hadn't really considered other building structures/materials, so will need to do some research on cost for materials that still align with the vision, look, and feel. Thank you again!

Hi all,

I want to build a short term rental Airbnb on my family’s property. We own the property outright, so there is no work needed to acquire the land and Airbnbs are allowed. I would love feedback on the process and steps I should take to build everything out and in what order. Is there anything I’m missing or anything I’m not thinking about? Would you rearrange the order of these steps at all? I’d love any feedback you might have and I hope this is helpful to others as well that are in the same boat as I am!

Post: Hud Rental Questions and Advice

I am looking into a 5 duplex, Hud assisted investment opportunity. It is not a Hud specific home I do not believe, but currently has Hud tenants. I am unfamiliar with Hud housing and would appreciate any advice to some of my questions!

1. What is the process for increasing rents and the government approving tenants for increased rent vouchers? Is this easy or a headache?
2. Can I rent to tenants other than Hud assisted tenants?
3. Are there unexpected fees, red tape, things to be aware of when working with Hud housing that most people overlook? Will renting to Hud tenants affect my taxes at all? 
4. What am I not thinking about that I should be?
