Thank you for the response I greatly appreciate it! I'm definitely a hard working individual who's outgoing and generally involves working with people and meeting new people so I feel I will have no issues as far as the creating connections part goes! And I do already follow Brian as well as Graham Stephan and Grant Cardone!

For sure! Unfortunately I'm deployed right now for another 7 months so I won't be back to that region until May time-frame..

Hello everyone,

I'm looking into pursuing my real estate license instead of going straight into college after the Marine Corps because it seems more appealing to me and sparks my interest, plus I feel as though I have the dedication and work ethic to succeed in aspects that others may fail in.

Looking for some inputs of your first year in real estate, location, struggles, successes, tips, etc. Anything is appreciated!

Thank you two for the responses! My only concern with being in school while attempted to get started in REI is because of the fact that it will be hard to get loans due to not having a current income, plus id feel more secure if I had extra income to cover any additional fees/emergency expenses!

@Hunter Johnston Student rentals can go fairly well if you train them correctly. Most of my tenants have never lived off campus before and with that comes a myriad of expectations, many of which are unrealistic.

We meet with all our tenants for 60-90 minutes before they sign the lease to let them know what to expect and how we things. We also meet with them within the first few weeks of them moving in to remind them of our expectations.

We still have plenty of problems but I think this mitigates a great deal of them.

So are the cost of the properties significantly higher due to the location? Basically what I'm getting at, is with those students paying what I would assume to be a lot more in rent than you pay in mortgage, is it worth it to get your mortgage paid down faster thus creating more equity in that property?

Post: Anyone Invest In Raleigh, NC?

Does anyone currently invest in Raleigh, NC? How is the market there, and would you recommend beginning investors to invest there? Why or why not?

Thanks a lot for the information! Ever since I considered investing in real estate I pictured college students as a highly profitable demographic to target due to the large amount of rent I hear of my friends who are currently in college paying. On another note though, I see first hand how they treat the places that they rent, and upon taking into consideration the rehab on each turnover could potentially cancel out that additional cash flow they would bring in. I'm still considering it so I've definitely gained a lot of information from this thread!

Hey everyone!

My plan for a while has been to go to college and pursue an MBA, however I won't be ending my service in the Marines until I'm 24 and that would require a minimum of an additional 5 years of my life where I won't be earning full-time income which would in the end put me behind on my ultimate goal of being net worth of 5 million by the age of 35. So I've been exploring other career opportunities in sales in order to generate income to invest in real estate which is ideally the goal here.

What determines your success as an Agent/Realtor?

I have a really outgoing personality and would definitely consider myself a people person. I am also a very hard worker and am already used to putting in a minimum of 60 hours of work a week. So I feel as though I could definitely be a good salesman but I'd like to know a little more about real estate sales.

Does location have a big impact on your success?

How hard is it getting started out/how long did it take you to sell your first house/property?

Any input would be greatly appreciated!

Post: RE Meetups/Groups in San Diego County or Orange County

Hey everyone! I'm very interested in getting started with real estate in the next few years but I'd like to meet up with some people once I get back to the states in about 6 months and start networking/learning from people who are already doing it and get as much advise and learn from the experienced. What is the criteria for attending these meetups/events and would someone like myself be welcome at one? I'm located right on the line of SD County and Orange County so either one works for me!
