I have been working arduously to develop reverse auction company where anyone who has an architectural drawing can submit it, and have contractors join a live bid on the job. I have put a lot of time in on this project, long story short, a highly successful reverse auction company has offered me their software to focus specifically on this market. I am looking for people to ask questions to. What do you need out of your contractors, what do your contractors need out of you, what are some of your worries with bringing a job to a reverse auction...etc.  This has been proven in other markets to bring massive savings to those looking for a product/service while simultaneously allowing producers to maximize resource utilization. I would prefer my primary market be commercial real-estate investors. If you own or manage commercial property please let me know as much as you could. Lastly, if you work in commercial real-estate in/around Pittsburgh PA please don't hesitate to reach out!

I was curious if anyone has invested in McKees Rocks in Allegheny County Pa? I'm trying to make my first purchase and it seems like I can always find a property with a great CAP rate, but they're always in Mckees Rocks and everyone tells me not to invest there, but the people I speak with are not investors so I would like another investors perspective! Anything helps.

@Jake Steinmetz that’s awesome man! I’m just starting as well. Idk where you are at in the process but I’d love see what steps you’ve taken so far, I’ve progressed so much and am getting everything together to purchase my first property when I find that right place, but I have a lot to learn as well!

I’m thinking about taking on a partner to buy a triplex/quad. We have wanted to do it together for a long time, he has a very similar strategy as me and we have never had issues agreeing on anything. I will be occupying one unit of the rental with some saved space (not a whole bedroom because it’s a one bedroom) for him whenever he wants/needs to come up to the area. I will take 100% of the calls and deal with the day to day issues faced by the landlord, while we both will contribute equally monetarily and with our labor on major renovations.In turn, we will be 50/50 partners. I plan to move out, freeing up the extra unit within 2 years and possibly continue to invest with him, but when I move out the split on the first property will still be 50/50, as he plans to move to the area into our second property with me when the time comes. We will want to save the revenue Incase of a vacancy/repair and to possibly use in the future to reinvest. How do we structure saving any of the revenue while I’m there as well as once I move out? How do we go about doing this? Do we have to start a partnership, do we just apply for the loan together? What might some of our options be? Thank you for any advice!

Thanks for commenting! I was curious, a realtor I spoke with told me that the FHA loans have higher interest rates. Is that correct? If so would it still be a good idea to take on the higher interest in order to have more capital to put on my next property? Also I don't really know anything about a 203k loan, but I have heard about them here and there. Is it a good idea to go speak with a mortgage lender that was suggested by my realtor?

     My name is Cody, I just graduated from college and I currently live in Cranberry Pa (rent free (for now)). I have a full time sales job (in Robinson) that provides me with a consistent schedule (9-5) as well as a decent wage. I have wanted to invest in real-estate since I was very young, but, unfortunately, don't know a single person in the business. I believe my best course to take (at this point in my career) is to invest in rental properties. I am currently looking for a residential property in which I will occupy one of the units that is priced well enough for me to afford, while providing enough cash flow to break even, or, preferably profit.

     I came from a family that worked hard and enjoyed their time away from work, but I am a little different. I crave educating myself in things outside my current field, and when I go home after a days work, the only thing I want to do is put my time to good use in something that will bring future returns. I want to start investing in real-estate because it fits the kind of person I am. It is VERY hard work, it brings future returns, and it allows for a future with financial freedom. I love working in general, but working for yourself brings a sense of fulfillment you cannot achieve at ANY job. I have the work ethic to achieve my goals, I have the time, drive, interest, intelligence, perseverance...etc. but what I do not have is the extensive knowledge of the real-estate industry. I have been studying a lot, listening to the Bigger Pockets Podcast, buying real-estate books that are suggested, meeting with realtors, meeting with banks...etc. but I don't actually know any other investors in the area. This post is meant to introduce myself to the community! I want to get to know everyone and learn about everyone else's experiences in Pittsburgh.I am excited to speak with each and every one of you and if you have any suggestions/questions for me please do not hesitate to ask!
