Demand is all about how desirable of a place it is to live. Check things like the quality of nearby schools, local crime maps, quality of local retail, and quality of local jobs. If you can, walk/drive around the neighborhood and get a feel for it. Would you want to live there? 

Also check out Zillow for rent comps to see what the market is like. 

One thing I've learned: the question is not IF it'll rent, it's What will it rent for? Unless you're in a super owner-occupant dominant neighborhood, there will be SOME rent demand, it's just a matter of what people will pay. 


 That's freaking brilliant! That's saying everyone has a price and we just need to figure what it is. And of course the market will tell us. That has completely changed the way I look at rental demand. Now, I will mainly focus on 1 criteria. Will have to pick your brain in the future. Thanks dude. 

I would like to be a trainee-lawyer for anyone specializing in foreclosures. I have a license but haven't practiced in a while. Would love to work/understand foreclosures better. In Houston or the surrounding areas. Thanks!

Hi. I've been looking and have found 2 actual sellers-owners that are willing to finance (But I didn't like the house). Other listings say they will be do Owner financing, but then I find out they just direct you to a 3rd party private lender. If you are in the Spring, TX (Willowbrook and Champions) and know of a seller willing to finance or know someone who does, please contact me. Thanks!

EZ AirBNB is done. It's now time for WORK AirBnB. As the market is now super saturated only the ones that put in the extra work and effort are going to survive, and even thrive. It's like any other market; the top 10% will do really well, the next 50% will do fine, and the bottom 40% will be struggling. 

Hotels are never going away and they will actually become a niche market and not the dominant player anymore. 

How did you pay ALL CASH and have only $19,500 cash invested?

@Brad Stallings Why don't you just BRRR it? If you do it right, add little value, you'll always get it replenished and can keep doing it with the same amount of money.
