Ok thank you. I'm sorry about the rambling. Just didn't want to make multiple posts. I have been looking at the site, but apparently in the wrong places.

How can I determine my local market? Is there websites I can go to to determine rent, appreciation, etc? I live in wheeling,wv. Or how I can find out surrounding city markets? Thanks for the help!

I live in Wheeling, WV. Small town in a small state. Going Thursday to a bank and start from that I can get pre-approved for. I am leaning towards starting with duplex or triplex for my first buy and hold. The are averaging from what I see is 30,000-70,000. Now where could I look for all the information I need, like average rents, incomes, etc. that I would need. I will have to say because of the gas a lot of people jacked the prices through the roof I have noticed a lot of complaints where normal people can't pay for 1200-1500 rent so I feel a market for fairness. I have a decent job which every 4-5 months I'll be getting a 5% raise. I don't have a lot of funds on hand. So I will probably have to find some private money down the road. Another question I have is we don't have cookie cutter neighborhoods. And no subdivision so I'm having trouble finding the right info on what I should be paying also. I have looked for investing groups, we have none close enough that I can find. Do I need to set up a business when I do find a deal to put in a trust or anything along those lines? Need a little bit of guidance. Please and thank you

Also should I set up a website now stating that we buy properties for leads for some marketing as well? Any thoughts on this also?

I been reading like crazy, listening to podcasts, and checking out blogs. I figured first thing is find out what I can get loan wise and if not where to go from there. My next thing is do I find a property or should I start a business for liabilities? Do I find a lawyer and CPA before any of it? Do I call insurance after I find a property and place a bid? I'm not sure what to do in what order and I think that is what's keeping me from just jumping in. I also live in Wheeling,WV which is pretty small. We dot have any real estate investor meeting or anything close in my area to get with anyone. Is anyone else investing in a small town that can give some light on what to do since it's not a huge market and not a lot of information to go off of??? Thank you everyone

http://www.zillow.com/homedetails/2526-Vance-Ave-Wheeling-WV-26003/22951839_zpid/ This is the info from zillow I also looked on realtor.com wasn't much info and I know Zillow is not great to go on, but it's something til I talk to our real estate agent. Thanks for the replies. It was actually the listing agent. I will try to get one to help us. Also on my phone so not sure if that site will work. Will have to get on the computer when I get home if not.
