He will probably be increasing his prices after he's proven he's reliable and it sounds as if he should. He's super reasonable.

@Sarah Pursell

I'm not concerned nor impressed with her former position as a public servant or that she holds a law degree. Moreover, rude people are usually scared people and with that I'd increase the rent at least 10% above the market for your area. After all, she's good for it, right ?

Thanks,

Cliff

@Reid Mathews

Just know people and understand that pride and arrogance comes just before the fall.

So I'm getting emails and phone calls from a company calling themselves LendingHome. My research suggests nothing that differentiates them from the other HML, but I'd love to hear from my friends on BP with any reviews, please & thank you!

It's the people you're conversing with. Real estate has so many fundamental features other investment just don't offer. What other assert has intrinsic value, predictable appreciation, and people will help you pay for it, i.e. tenants. It's not complicated, but it is hard. But I know of nothing worth doing, learning, becoming proficient at or investing in thats isn't hard. Find a successful investor and do what they do, read what they read, listen to what they listen to and move forward ! Good luck !

Looking for mortgage brokers & conventional lending.

I started buying SFH in 2008 with the goal of owning 4 or 5 properties. My OCD kicked in(again) and now I own 24 and it's looking like it will be 26 by the end of January. The majority of these assets needed rehab that we did ourselves other than subcontracting some permit required work.

I'm on 15% hard money and I haven't been late once on any loan. I'm looking to take out my lender (continue the relationship ) and replace with conventional loans, 15 - 20 year amortization , better rates , etc.....
