Thanks for the feedback. I haven't done the measurements yet, but it should be around 1000 sq. ft. We are not thrilled about the look of the tile (plain white). I agree that tile is a better long term option. I am beginning to reconsider the laminate. Like I said, we are new to this. But I do think the current tile needs to go... I think my biggest concern is preparing the floor for new flooring.

Hello all, 

We are closing on a house on Monday and really want to replace the current tile, potentially with laminate. The reason being is most of the tile needs to be re-grouted and some large sections of tile are not adhered to the floor. You can here the thin-set crumbling as you walk over it. This will be our primary residence until the Army decides to move us again, then a rental.

We want to DIY as much as possible, but this will be our first time with this type of job. Any advice would be greatly appreciated. Tips on removing the tile and thin-set from the floor, and if this is even a good idea, should we just repair the tile? The tile is throughout the house, minus beds and baths.

Amy Shick , Olympia has been a great rental. We actually bought the property before knowing anything about REI and it has not been vacant for more than the time needed to get it ready for the next tenants. We have also had great tenants so far! That always helps of course.

We are also an Army family and have rental in Olympia, WA. Welcome to the site, it is a great place for networking and finding reliable information. We are also trying to buy and hold at every duty station. Eventually we want to get into some multifamily units and maybe a flip or two. Good luck with your endeavors!

Hello BP,

So my wife and I are thinking of getting our agents license here in Central Texas. Well, I am thinking, she has decided to go forward with it. As far as I understand the process, to get your license after passing the required classes and exams, you need to be sponsored by a broker. Can someone help me understand how that works? What is the process? Are there fees involved? Do you then work for that broker as an agent?

After actually becoming licensed, where do you go from there? Do you have to join a team, like, Century 21, Remax, Keller Williams, etc.? Or do you go at it on your own? What are the every month fees associated with just being a realtor?

The reason for one or both of us to get our license is to supplement our investing. We are new to both areas as I'm sure you can tell.

I'm sure each state is a little different with all of this. Any advice would be greatly appreciated!
