Hello, I've been looking for an online rent payment for the longest time. I knew BP would have the source. I see that almost everyone uses sparkrent. Hello BP, I am a realtor and investor. This might be a multiple part question. I want to purchase properties directly from sellers, FSBO, do I need to disclose that I'm also an agent? What's the general practice that investors do? I know that I'm obligated to disclose that I'm an agent in case they say that I'm misleading them and offering to buy their home at lower than market value. I feel that it's a catch-22 for an investor because I'm trying to buy for low yet I can't mislead them to sell for lower. What are your thoughts on this? Thanks all in advanced.

@Shawn M.  I called and all they wanted to share to me was how much money they're making even without me selling them my listing. It's not so easy to just call your competitors and ask them for trade secrets. I appreciate your feedback however if I were able to find out I wouldn't be asking on BP. That's what BP is about, helping others answer questions. Also, I think it'd be wise to also check more than 1 service provider.

Hi All,

Looks like everyone's been listening to the podcast and looking into WI for good investments. I am guilty of it as well. I'm not all too familiar with the state and city so I really need to get someone experienced or "boots on the ground" to help scope out the area. I'd be interested to see more feedback on this thread.

Tarek has auto mailers, just like agents use auto dialers for cold calling leads.
