I've done two dscr's (90k and 135k) with Chris Anderson over at mymortgage.company. No seasoning.

Hi David! The cost is quite high for the leads, and most of them are for seller financing deals or to wholesale those leads. I'm not a wholesaler (I prefer to BRRRR my properties), so it's not exactly a great fit for me, honestly. Also, the leads come from up to 10 different states, and my only area of expertise is Atlanta and Memphis, so I found it difficult to convert many of the leads.

Take this with a grain of salt though, as the service may work for you even though it hasn't worked all that well for me! I do like many things about Bolt - they have great customer service, you can schedule calls with a business planner/teacher, etc.

I did inquire about it. they ended the sales call promptly after I said I wouldn't spend 5k / month on advertising.

Agreed that dealflow is hard to find. Wholesalers asking too much. MLS is sparse.

Open to any innovative solutions, let us know how it goes

Take Old Binghampton for example. You'll see homes go for 300-400k, even new builds, on the side of Williford / Crestmere (on the side of the church), yet the very next street over on N Hollywood you'll get iron fences, 7 car packed driveways, and the occasional stray bullets.

Investing in Memphis requires hyperlocal awareness.

I'd recommend Sure Title Company. Their response time has seen a striking improvement since undergoing new mgmt.

A good PM will be highly communicative as well as offer some insights into how successful they've been in collecting rent, maintaining occupancy, and keeping vendor bills under budget.

AJ, I think I know who you're referring to. :)

Matthew, I attended Rhodes College myself and rented in that area myself once upon a time. It's an excellent area to invest, but pricey being midtown. Your tenants although younger are respectful and studious. Anything south of Jackson Ave is great -- Evergreen, Crosstown, Snowden are prime spots for these students.
