get not one but a few estimates from various contractors. GC can end up cheaper bcus they already have established network with subcontractors. still, it's good to seek out those plumbers, flooring, painters etc to build your own estimate too. If you're not timebound in a deal it could be worth paying these guys separately $250 for their time to walk you through a house and build out an estimate, that way you have an idea how they work for future projects.

How's your income / reserves look? You could try to weather the negative cash flow and refi later. Alternatively you could just flip. You mentioned finishes are on the higher end, so I wonder how nice is it relative to surrounding comps. You don't want to over improve a brrrr. 

rough napkin math: 70k purchase price + 46k rehab = 116k all in

160k sale price *.92 (8% cc) = 147k

147k - 116k = 31k profit

Seems like a decent deal if you can sell.

Basically impossible to find opportunities in Cordova / Bartlett these days. I've found quite a few in 38111 that meet the 1% rule. Check out Sure Title Company for quick closings.

The supercomputer went live last month. Everything's been pushed thru a bit hush hush without much debate. Will this help our economy? 300 jobs isn't a lot to bring to Memphis for a $3-4 billion dollar project (it doesn't take much to run a data center). personally I'm a musk fan, but we have to consider the ramifications to demanding this much energy. South Memphis is a target for industrial plants and its residents have increased cancer risks as a result (https://www.southernenvironment.org/press-release/sterilizat...). Is this a net positive or negative for Memphis? What are your thoughts?

do people find value in these generic GPT generated responses? not picking on your post in particular, but I'm observing a downtrend in quality on BP of late. I'd much rather read concrete stats and newsworthy items, but instead met with what seems like a covert shill. I may just be cynical and jaded though.

sounds fine as others said screen credit and background check first. 

you are eliminating a whole lot of guesswork getting a year's rent in advance. why wouldn't you take this?

their prices have gotten absurd, but they have a monopolistic edge. I jumped ship and tried my own SEO / Adwords campaigns, hired experts and did all the right things but couldn't generate an abundance of leads let alone anything of quality. Tho it seems Google Ads has changed their algo significantly in recent years, it's tough to keep up. 

Zillow is a behemoth not to be fed.
