Hi BP members, I am looking to invest in RAL/ALF using Single Family homes in the Dallas metropolitan market. I understand zoning can be a barrier to entry. If anyone has had experience with the in’s and out’s specific to the Dallas/North Dallas market, please contact me. Thank you!

Do a Google search "Pre-NOD" and you will find several sources for 30/60/90 late mortgage leads. The lists are fairly inexpensive and can customized your list criteria to zone in on any specific area (i.e. zip code). Good luck!

Thanks for the feedback/insight everyone. No doubt, the risk associated with HELOC loans, I will do some further due diligence on that to better understand all of my options.

It is an exciting industry with highs and lows but definitely do believe educating oneself on what to look for, how to analyze and structure deals are essential factors in a good deal vs going belly up! Hi everyone! So thankful for such an amazing portal of endless resources, contacts, and topics for real estate investors. I am gearing up in preparation for my first deal. Looking for SHR and/or multi-family. While I have some liquid reserves on hand, I like to see what other sources of capital I can easily tap into. Would like input on whether I should take out a HELOC on my house which equates to $70-$75K as an added source of investment capital. Additionally, is it advisable to borrow from my 401(k)? Pros/cons on both please... Thanks!
