@Sam B. Your umbrella policy only extends the liability coverages provided by your landlord's policy. If your landlord's policy has exclusions regarding mold (long term mold that didn't result from a sudden and accidental flood/pipe breakage etc.) the umbrella won't kick in to cover it.

That is just my understanding. 

@Jason Bott That's an amazing piece of information I couldn't seem to dig up anywhere. I took a look at the Lloyd's website and from what I read, I need to contact an independent insurance agent. Should the agent be in my state of residence, the state of the property or is it irrelevant? If it is something you can handle, may I give you a call? Thanks.

Do any landlords here have insurance policies that cover personal liability with regard to tenant mold health issues. Maybe as an added option to your coverage?

I've been doing my best to shore up my liability--purchased an umbrella policy and considering an LLC. Not to mention I make every effort to document and stay on top of maintenance.

But for now, it seems like mold litigation is a hot bone of contention and my current policy does not cover anything to do with mold. I'm with Allstate, and my property is in the wet Washington State. 

Any ideas to protect against this grey area?
