Assuming your home is not under TPA (AB1482) and you have given notice to this, rent increases over 10% require a 90 day notice.

@James Thompson Hopefully, your kid and his friends have a paid rent receipt.  The issue is then between the owner and Zeus.

@Wang Windy  Regarding rent control, know specific laws for each city and keep your rents up to market rates and you should be fine.  As long as you are an ethical housing provider and not a slum lord, there won't be any issues.  Use written leases, follow fair housing, etc, no issues.

Don't buy a property with rents way under the market unless you have a good strategy to bring them up within the confines of the rent control laws.  Unless of course you can purchase the property for less money compensating for the low rents.

It used to be 30 days off, then relisting would show 0 days.
I don't know what Zillow's current policy is?

@Ratesh D. San Jose rent control (ARO) is more strict than CA state AB1482.

Even if you don't renew the lease with the existing tenants and bring in new tenants, you have to keep the rent the same.

Look at a small multi-family that you can also house-hack.  You subsidize where you live now and have an investment property when you get tired of house-hacking.

I always collect full months rent and security deposit up front.  Any pro-ration (if applicable) is for the second month.  Rent is always due on or before the first of every month.

@Casey Bec Five years is a long time.  Do leases one year at a time.  Check out rent control laws for the specific cities you are interested in.  There is statewide rent control TPA (Tenant Protection Act) also known as AB1482.  Read this to understand which properties are exempt.  If your property is exempt, be sure to give the correct notice to the tenant.  Failing to do so and your property will not be exempt.
