Alexandria is a very small town and your rental pool is very limited so you vacancy perod will be longer.

Hi we manage in that area. It is definitely a challenge so make sure it is a very good deal. Long vacancy periods but if house is nice we seem to have long term tenants ( 3 to 5 years) using Section 8 program

There is a lot of misinformation on here. Legal questions are best answered by the attorney who represented you at the eviction and at the damage hearing.

@rickernst the $1500 limit is only for LLC or Corp that is not represented by an attorney in Indiana. If you are a sole proprietor or title in personal name the maximum in Small Claims is much higher.

Always push to speak to a supervisor.  Usually if you provide a copy of the lease they will remove from your account. If you have a forwarding address for the tenant that is even better. I have had no trouble with IPL or Citizens.  Conservatory bills are different as those are ownrrs responsibility no matter what your lease says.

@Ashley willis as far as late fees. You should check with your attorney as in most situations late fees had been prohibited

If you are owner at move out you are responsible.  Unless prior manager will be your manager Security Deposit should always be transferred on closing statements
