Hello BP community,

I am a Canadian resident and planning to buy and hold properties in some US states . We have a registered US entity but both my partner and I are Canadian and living in Canada. 

I was wondering if any of you, know of or heard of a bank or any financial institutes that give funding to non US residents. Our company is planning to get anywhere from 20-25% down so hopefully this will make the process of lending easier for us. 

Any help and suggestion would be appreciate it.

Hello BP people,

I am an out of state investor looking to invest in Clevelnad area. I heard there are many good cash flowing properties that you can find if you know the right people. 

I was wondering if anybody would know an investor friendly realtor that can help me find good investment properties.

Very good to hear that you are working on your first assignment of contract. I am actually working on some wholesale deal in Tamp areas, it is a competitive market but definately doable.

Patricio is exactly correct. 

David, the only other option you have would be to then take that list of names and addresses, and search them on 411.com. You will definitely find a few matching names with valid phone numbers that you can certainly try calling. 

It is a little labor intensive, but not a bad exercise to get you familiar with talking to people (and getting used to rejections in my case :( )

Hey Evan, yes I totally agree with you. It is absolutely imperative that mail is sent out consistently and persistently for the results to count and bring those solid leads. 

We made the mistake of expecting a one time mailer to work, and became frustrated when the phone wasn't ringing. We've learned from this, and are now preparing to invest in a 6-month direct mailing campaign. 

How do you do yours? What websites do you use to generate your lists? Have you used Realeflow?

@Marc Lavoie Thanks. We should definately share our process and methods...investing in US remotely from Canada definately brings its own challenges but its deable.
