Renovate the vacant unit and sell that way. Owner occupants always pay top dollar so they can occupy.

Have multiple brokers pitch. The one who invests the most time into clearly identifying a strategy is who you should go with. If the response is vague and you could apply it to anh property then you’re just another listing to add to their list.

Should not matter where they are as long as they are in Michigan. I have never met my CPA and he lives 2 hours away and works with many investors. Gone are the days you grab a stack of papers and sitdown with your CPA. Try Brian Borawski

Getting very popular as alot of R2 and R3 lots particularly in Kentwood still available. One of reasons I think you are seeing even large apartment complexes built as a bunch of small multi is because the fire suppression system is getting significantly higher so by building less population dense buildings you can circumvent a significant cost.

Tough to still enforce unless you create a regulating body and Zillow is basically doing the same thing buying homes cheap to resell.

If you are using as is rents with proforma expenses then thats common. I find alot of my deals market rents are not really market because nobody in area willing to raise rents so almost have to use your gut. If I see every facility 100 percent full with waitlist my assumption is rents can go up alot more than market.
