We currently use Top Producer as ours, we have some great systems and auto mail follow up plans. However, I am always interested to hear what other pros are using and why. 

Please share below what you are using and what you like and don't like about it.

Top Producer

Pros:

Full CRM Specific to Real Estate 

Tracks listings and Closings, Commissions and associated parties. 

Cons:

Mass email functions don't have detailed tracking

Can get costly as your team grows.

@David Hunter How did that system work for you? We have a strong FSBO Prospecting plan but have never really found a strong system for expired listings.

What kind of response rate did you get? How many Listings vs Letters Sent?

@Roy N. is spot on, mortgage insurance from the bank is always a bad idea as you are insuring a declining balance. Typically the bank rates would be about the same as an equivalent term life policy.

For example With the banks policy if something were to happen to you in 10 years and you had borrowed 200,000 and 100,000 was left owning the bank would pay out the remaining 100,000. With a term life policy of 200,000 (name the bank as the first payee) the costs monthly would be same if not less and in the same scenario the 100,000 would get payed out and your estate would get the other 100,000 

I completely agree on the comments above and I don't recommend insurance on the business purchases for the reasons mentioned above.

@Beverly MimsWe have an application system designed for online automation and follow ups, it typically sifts through about 50-60% with our per-determined criteria. The systems also follows up automatically depending on the answers and only the final applications come through to us. 

It currently does not reference the previous address however, that would be a feature I would love to figure out.

 After carry and commissions we were just under $58,000 a little tight on a budget that big, but still happy with the outcome.

We currently use a real estate crm called top producer. Works well for notes and properties under contract. Lost deals. Bought deals etc. Unfortunately not free. But also very reasonable.

@Sarah ZiehrThank you! I am not sure I would race back to that price point, easier to have 2 smaller projects on the go!
