I am posting from my phone and slightly rushed, excuse me if I am repeating anything: If you plan on selling your own property through the MLS in NJ there may be rules and stipulations regarding how you can do that. I believe you would have to sell it through another agent in your office and then receive a referral fee for the sell. So technically you would not be selling your own house. An agent in my office did that, I do not recall if that is company policy or state regulation.

I am a licensed agent in NJ. I do RE part time and acquire clients only when I know I can handle there needs. I work a full time job with flexible hours and part time RE. It all comes down to time management and weighing your options. Is it worth paying $2k a year to have access to MLS but only sell 1 or 2 houses? That is a personal question, for me the answer is yes. Although I shoot to sell more, as long as I sell a few properties a year and offer high quality assistance my reputation builds, I learn the tricks of the trade and best of all I maintains a full time job (which makes qualifying for loan way easier). End game for me is work now, invest now, learn RE, quit job, be full time agent with passive investments.

Basics are job growth, unemployment, crime, schools all of which you should be able to find on google.

High quality vinyl or laminate planks I personally like the look of more and prefer on me feet. Also what is great about these products is you can save even more money by watching a YouTube video on how to install it. I Installed in my bathroom water proof laminate floor in less then 2 hours. The only skills needed is basic measuring. If doing it yourself is an option make sure you YouTube the product before you purchase it just to make sure you are comfortable. Also this type of system of floor is floating so no need to used nails or glue (pending on system). If doing yourself is not an option and you really want your GC to do it for you have your realtor justify why or why not you should use one system or another and make sure he/she is supporting the facts with market trends not personally opinion. I know I am basing my first statement on personal opinion but that so because I do not know your market. Good luck :)

All states are different for what you need to learn and what you will actually apply. From what I learned in NJ RE school I will only use about 15% of if it and that is a number my teacher gave my in the class. So far I disagree, I only use about 5% of it. I wish I had the option to get licensed online. If you can learn enough to pass the class in a virtual environment I suggest you do it.

Pre qualification just means you are on good terms to be qualified but you will not know till underwriting takes place if you actually qualify or not. I am suggesting to talk to a lender and explain your situation and see if it something they can work around to get the ball moving for you. I am only suggesting this because I have seen individuals get prequalied and the lender come out behind them telling me "I don't think they will get the loan" Not sure if this is a legal or illegal practice, just saying I have seen it happen.

@Kimberly T. My take is it varies to the individual. As long as you are not soliciting/ promoting a company as an employee or you have some association where you benefit there is no worries with making it a public conversation. Some people will say PM (private message) with details of XYZ. I typically like to make it as public as possible this way it leaves a topic up for debate also if people feel it is best to PM with recommendations and contact info they will.

What are the thoughts on purchasing buy and hold rental in flood zone? Do you have a tough time renting? I know the rates will likely be high for flood insurance from Hurricane Sandy but this particular spot does not flood frequently.

Any feed back on addtional thoughts to consider when analyzing deal is greatl apprecatied.
