Yes i know of some in the s cal. area between riverside and palm springs. a couple dif deals. some with plans and some of the ground work started!

a big first question is it some sort of income producing land or just bare land or does it have any water rights. we have oranges and that makes for a way to value the land What is its use

Hey Wes this was a very tricky deal as i was the listing agent also (ya great commision check to boot) it was a nod that i tracked the seller down and convinced them to do the short pay. so to answer the question , i did the bpo and that came in at 190K . becouse i new of some of the hidden problems the house had i made it low. the banks bpo was a little higher (220K)i think , but they did not tell what it was . It was this new company that is trying to help B of A get some of these shorts off of there books. They where the ones that helped push it thru. This was also a all cash deal asking for B of A to pay for nothing but some of the basics with an imediate close. No i don;t think you are that far off with your numbers but just don't know by percentages, what helped me was just don't give up

no James have rehabed and flipped properties for about 14 years now. CA., UT. and AZ Keep a few for rentals sell a few for money. Try and finish about a min. of two of these major rehabs a year with a couple fluff and puffers in between. Very hard to find in CA right now and don't let anybody fool you. not to many true rehabers left in s. Cal. Only a handful of us is all thats left. as for the 30 day thing not real worried as it will take at least that long to get it in tip top shape and back on the market.

Hey Nick Great news i have just closed a short sale with B of A yesterday .This is a new campain they said . They also said i was there first so it has just started . This is the deal i was telling you about. ARV should be around 345K short sale at 160K needs about 40K in work. B of A outsourced some of there short sale to a company (Impac) to help them, this has really helped the program. I had approval within 72 hours no kiddin and closed within 3 weeks WOW and yes there was a clause not sell within 30 days

You will always have to worry about the people and you can work with investors each way you will have more direct access to to info as a agent an agent is just a wholesaler that abides by rules and a agents liscence is held under a broker

Cucaloco, first question where is the property Rancho or fontana or around there seems cheep depending on the area.some of the places around there that is way high. Next do you have the cash and resources to do the deal? let me know will be glad to help
