Nice Job Baird! Gets me motivated to get my deal this year. STR would be the ideal situation if i can get it.

Thanks Nathan! Yes, it would be challenging. So, I think Medium Term may be the best fit. I don't think I can get close to my goal with just 1 long term tenant.

Hey BP Fam, I am looking to buy a Duplex in So Cal. Most likely San Diego Area or Orange County. I just wanted to ask if any of you have done a house hack deal here. I want to see if it possible to get my half of the rent down as much as possible. If you have done it, is it better to have one long term tenant, STR or medium Term Rental. I want to have as little monthly rent as possible on my end.

Any insight will be appreciated.

Reach out to Matt K at Cross Country Mortgages. He took care of me on my first deal with no problems and a quick close.

No, purchased with 25% down, and property has appreciated 5% since I purchased last July.

Thanks @Don Gouge, and @Allen L. Really appreciate both your input on this. This post has given me a more realistic picture on the process and cost of the project.

@Joe Splitrock thanks! I appreciate that info. I don't want to get suckered into a big check, if I don't need to.  I'll Look around for a Structural Engineer in the Indiana area and see what they have to say about.
