I have a single male tenant who move in in September.  He pays rent on time, sometimes two months at a time.  He is kind of needy but otherwise a decent tenant from a landlord's perspective.  

Problem is he is apparently very loud and has disturbed the upstairs tenant on several occasions.  Upstairs tenant is my longest running tenant I want to keep happy.  After the last noise complaint, upstairs tenant did some sleuthing and sent me an arrest and OUI record I did not find in my own background check.  Upstairs tenant also reports lots of bags of empty bottles coming out of new tenants unit.   The new tenant did report an OUI on his application, but that was "10 years ago" (which was not true).

How would you handle?   Give the new tenant a stern warning, reveal the lie in the application?  I am worried of a misstep and then a bigger problem over the long winter months.   

Any tips appreciated.

Hello Tatiana - I do not have an answer to your questions, but I just googled "gobundance for women" and found your post.  There must be other like minded women out there.  Perhaps we have identified a need to be filled? :)

Ah yes, I guess I did not explain it is a tear down property.   We wanted to rebuild a duplex in a village area, got the town approval, did asbestos removal, etc.  I guess that legwork is not worth much but it does seem to remove some unknowns about the property.   I see listings that say "approved for 10 units" or similar and wonder first why are they selling if they have approval!?  but also, what's the value if they are using it as a marketing feature.

We are looking to sell a property and are trying to price things like town approved plans, demo permits, or asbestos removal certificate.    Are these worth anything, and if so how much, to a potential buyer?   is there any kind of science to calculating the value of this?  Thanks in advance.

I have a tenant whose lease expires in a few months.  I have had several issues with this tenant that I was willing to let go, but most recently I found the unit listed on air bnb and it is explicitly prohibited in the lease (although we never discussed it, this is an inherited tenant).   I would like to just let them know we won't be renewing.  Would you explain reasoning or just supply a simple notice of non-renewal?  And am I overreacting with the airbnb being the final straw?

I also am a little disappointed by how much air time these crowdfunding sites are getting on the biggerpockets podcasts.   I am looking for real data on the investments on these sites and finding very little.  Here is one article where he talks actual numbers.

This does not instill a lot of confidence.  

First deal was on MLS, saw it the day it was listed and somehow knew to pounce (even though I had not considered REI until THAT DAY!). Got hooked immediately and started scouring the MLS daily, which is how I found the second Good Deal. So far the Scour/Pounce method is working for me, but I can see it being too slow if I want to ramp up speed of acquisitions.

I have only one data point - a bathfitter that I inherited.   A couple of weeks after closing the tenant informed me the tub was collecting water under the surface.  The bathfitter overlay was pulling up from the old tub and somehow water collects under there.  Bathfitter charged me $150 to "pull and re-stick" (their warranty does not transfer with new ownership). This was done six months before as well, so I expect it to be an ongoing maintenance thing.   I am not happy about this and cannot resolve the issue until I can replace the tub.   Obviously not something I can easily do while the unit is occupied. I would never recommend bathfitter in any case, I would do it right the first time and remove the old tub as soon as it is convenient.

Thank you both.  I think this is why one particular property has been languishing on the market for over a year.   I will keep a level head and make an offer at the true value (4 Units).
