Ok. Thank you. I'm going to keep searching. I'll be getting my real estate license again soon so I may wait and see what the brokerage office I sign up with offers.

Thanks again!

Hi,

Just wondering if you ever tried the software out. I am looking for a CRM that will also allow me to manage various marketing campaigns.

Thanks,

Welcome @Andre M.!!

I'm relatively new to BP also. Even though I have some real estate background, I'm just starting to attempt to do isome investing for myself. This site has been GREAT and ice been learning a lot. If you haven't been doing so already, I HIGHLY recommend the podcasts. They are a great source of education and motivation.

If you ever want to do some networking, or if I can be of any assistance, feel free to drop me a line.

Hope

Hi,

Welcome to BP!! I am in New Orleans also. Always happy to see others that are close to me. I had been a real estate agent and appraiser for more than 9 years. Now I'm a licensed contractor. My specialty used to be investment properties because my goal is to become a commercial real estate developer - so I have a lot of knowledge. Unfortunately, that knowledge has mostly been put to use helping others make money. My goal this year is to begin getting into real estate investing for myself.

There is a NOREIA meeting this Thursday in Metairie. There is another real estate group from meet up that is meeting at the end of the month, and yet another that I am trying to get the organizer to start meeting again soon. If you're interested in attending any of the meetings, or just meeting for coffee and doing some networking, feel free to drop me a line.

Hope

Hi @Braden Smith. Thanks. I went to that one last week. It was ok, but I'm hoping to find a group with more experienced people. They have another meeting at the end of the month so I'll try it again. There was one other group that has only met once. I contacted the organizer to see if he would be scheduling meetings. If not, I might start a new one.

If you do hear of any other groups please let me know. I would really like to network with others so that I can stay motivated and active.

Hello all,

I wanted to know if any of the BP community knows of any meetup groups in the New Orleans area. I am going to be attending my local REIA meetup next week, and I have found one other small meetup group but would like to know if there are any groups that BP members are currently attending in my area. I and my partner have been reading and listening to the podcasts and I think it would be great to network with others so that we can discuss/share/expand upon what we've been learning.

I don't mind starting one myself, but I don't want to duplicate efforts if one is already in place.

TIA

Hi @Damian Mandina,

I think there are several things to consider when looking for properties here. As you probably know, the neighborhoods can sometimes vary from block to block, so I think a lot has to do with your tolerance of what you're willing to take on. That being said, I have some ideas of a few areas.

I like parts of the Lower 9th ward and think property values are increasing and they are going to increase even more once the Perez project gets on its way. There are still a lot of properties available that are in dire need of renovation - but they will need COMPLETE renovation.

I like all the university areas, but you'll have to really work at finding something in that price range - but if you do the legwork, I think you can find something. Look around Dillard, UNO and Xavier.

I've noticed a LOT of vacant properties and pre-foreclosures on the Westbank. I am starting to look at some of the neighborhoods over there and it looks promising.

Those are a few to start with. When we talk we can discuss your question in more details.

Welcome @Michael Camden! I agree with @Paul Timmins and @Jake Landry. Start building a list of property managers and real estate agents in the area you want to invest in. I am interested in REO properties so I am also building a list of RE Attorneys that handle foreclosures. And listen to all the podcasts that you can. I learn something and get motivated each time I listen to an episode. I've spent years helping other people in different aspects of real estate and investing in preparation to invest for myself, but have been reluctant. This site has given me the knowledge, confidence and motivation to finally jump on in. Oh, and someone else usualy advises to set up keyword alerts for the area you are interested in. That has been helpful. Also, do a search on "Lafayette" and see if there have been past conversations discussing the topics you mentioned. I found several posts that listed attorneys, closing companies, real estate agents, ect in my area.

Good luck!
