The reverse trolling and self promotions are lame. Lot's of "look at me and here's why I am great" posts too. 

It really seems like the forums have been off for the last few months I've been reading them. 

Mostly gone are the contributors like the ones in this thread: lots of posts and lots of votes. Forums seem heavily loaded with newbs or takers - 20 posts for every vote type ratios... 

Not sure where everyone went.

This sounds like a terrible deal, but not much info in hand. If we were to split like this on our current development, our engineers would collect 25 to 35 times as much as we paid them on a straight up fixed cost contract. 

I would probably find another engineer. Apples to apples, they appear opportunistic and taking advantage of someone who is green.

It would be extremely unwise to buy in st louis without personally visiting the property.  There's plenty of turn key people selling in war zones that bp'ers are drawn to.

Curious - which advisors are you working with and what are they charging for the consult and single cost seg study?

I get what you're saying on the windows. If the window will not stay in the open position, an inspector, who checks that specific window, will fail it and require repair in most jurisdictions.  

Wood windows with this problem can often be fixed with a $5 part that keeps them open when raised into the open position. A window that does not remain in the open position when raised isn't a situation where it must be replaced... it can be fixed in most cases, quite easily.

I posted a much similar post in another forum and got a combination DSCR lenders (which is fine) and crickets. I'm seeking actual rates and fees people are paying for their money.

Previously, I borrowed where my rate was the 5 year treasury plus 2 points. When the 5 year treasury fell too far, the bank doing this told me they were at the floor. This rate for me was 3.3% on a 5 year balloon with 20 or 25 year ams. These have been bank portfolio loans. All, at most, have had minimal fees - $500 for origination, etc.

I closed a cash out refi this past week at a miserable 8.25%. The lenders I have historically worked with have not punished my rates/fees for new construction, cash outs, etc. They've held to 80% ltv, which is fine for us.

I've got another lender now offering 7.49%.

Where is everyone else at?

I'm not interested in fannie/freddie secondary market loans as they're a totally different animal. I am interested in DSCR loans, portfolio loans, or any other product that could work for me.

Before you do anything, you'd be well served to have an occupancy inspection to see what your municipality will force you to do, before allowing a new person to move in. Often, windows must open and close, especially in bedrooms (egress). 

As far as upgrades, it's going to depend on who your target market is.
