Has anyone worked with this company before? If so, can you please share your experience?

This is their website: http://www.aerocapitalfinance.com/

@Rainiel De La Nuez Yes I can look up names on the appraiser's website but I wouldn't know which one to look for. For example... I can look up Rainel Nuez and five different ones might pop up. I wouldn't know which one is going through foreclosure.

@Rainiel De La Nuez Yes. In NOLA, you can pay $25/day to access the site from home or use the office's computer for free. I went down there and searched. It only lists the bank vs owner name. It does not provide any other information, not even an address. I looked around the site for a while but there wasn't much there. So, I'm thinking it was a huge waste of time because, without an address, I can't look up information about the owner because there could be hundreds of people with the same name and I would have no idea which one to contact.

@Chris Frydenlund Hey, I am also looking into getting into preforeclosures and direct mailing them. I do not have a letter specifically for preforeclosures yet but I was thinking about using my regular wholesaling letter (saying I am an investor and can buy for cash, etc.) and hoping that if they are motivated then they will respond.

May I ask where you got your list from? I bought a list from listsource for non-preforeclosures and had very poor results.

Also, I will add you as a colleague.

@Mike Wood I am not so sure about that. There are a few houses being built by developers in that area.

@Johnquel Jones I am open to anything you can find lol

@Mike Wood I am not sure I agree with you. I also do some wholesaling and have come across many lots under 100k in oak park. 40k-50k seems like the average price on the MLS unless I am thinking of a different area (Warrington - E fields and Filmore-Robert E Lee).

Do you have contractor recommendations that build for 90/ft2? If so, can you PM me their info?

Thanks @Eric Schrader for the information. I agree with @Jay Hinrichs though. Definitely sounds like a better deal short term but also sounds like a hassle dealing with multiple credit cards and the company itself.

@Johnquel Jones I've looked in chalmette and most lots are >20K now.

Apparently St. Bernard sold a ton of lots in packages to builders native to Chalmette in the past couple of years. If you have lots under 10K then I'll gladly take them off your hands haha.

@Matt M. I feel you. I wish I would have jumped in that area a couple years ago.

What areas would you recommend @Mike Wood
