Small 250sqft backyard with artificial turf. There are an attached 1 car garage and 1 reserved parking spot. There is a community park and community recreation center.

Like Justin R. Said you can pull the permit yourself. It should be public record. If they won't show you the papers then it is probably done illegally. I would walk away. It will be too much of a hassle to deal with when you go to sell. Also, (don't quote me on this because I'm not an attorney) if your tenant or some gets hurt on those additions you will be on the losing end of a lawsuit.
Dan Heuschele you it right in the money about SD market. I don't see SFR cash flowing. They are good for buy and hold for appreciation. I ran numbers on dozens of SFHs around here and none of them works out well. I am now looking into multi family but those are still pretty expensive.

Nice job! Even though you didn't get all your money out I also believe this is was a pretty BRRRR. You didn't have a huge loss and you were able to end up cash flow the property. Keep it up! I want to do the same thing like you did but I don't want to out up so much capital in the beginning. My market requires a fairly big capital to begin with.

Hello Mark! Welcome to SD! I am in the same boat as Eugene. I am looking for properties outside of SD county and LA area. All of the duplex and triplex I have seen so far are beyond my price range. I was looking forward to house hacking a duplex/triplex.

You can also try FHA loan on a property. And when you do own the property house hack it if you can.

Welcome to BP! I am also looking into turnkey as my first investment. I am active duty military and I am currently do rehab on my primary residence by myself. So I am kind of busy. I want to build a portfolio with multi family homes using BRRRR strategy. I haven't gotten anywhere with that so for now I am turning to turnkey to put my extra mo way to work.
