I assume you're referring to the City of Detroit auction? If not, please let me know - that's what I'm referring to here.

I live on the West side of Michigan now, so I haven't looked into it much. However, if you're going to dive in, I highly recommend hooking up with a local person for some 'on the ground' research.

From my perspective (and I know it is a hot topic around here), you CAN make money working in the city of Detroit. However, you better have a lot of knowledge and a good plan. I know we have some good people to get in touch with on here, who can point you towards others as well. Good luck!

Are you planning on installing the doors yourself? I know HD installs for $270, but you can get a local guy for likely less than $100. Also, what kind of window repairs are you looking at? Depending, $500 might be low. Replacements are probably $200ish each (or more).

Hi Drew,

I'm having some success, but using direct marketing rather than MLS searches. Also, I know of a couple of people that are having good luck with the MLS just a bit outside of Grand Rapids - Rockford, Caledonia, Byron Center, etc. Message me, and we can get a little conversation going about it.

@Pete Tam I'll echo what @Tom A. mentioned, and let you know that if it's on the west side of the state (near Grand Rapids or Kalamazoo), you can find greater return on your investment in Michigan. I'd highly recommend using some of the Michigan local folks on here if you'd like some references in the area!

First, nice job on your numbers - it's clear that you're working this through in a smart way!

A couple of quick questions for you - first, have you been inside these places and checked them out? I know I've been through many older homes in Kalamazoo/Portage that have considerable deferred maintenance - whether they have an 'iron giant' furnace, asbestos coming out of a ceiling, etc. It's worth it to take a close look if it's at all possible.

Second, have you driven past the homes and scoped the neighborhoods? Those streets (Westnedge and Woodward) have some areas that are very nice and others don't feel quite as nice. Just make sure they're where you want to be long term.

You've probably already thought through both of those things, but thought I would throw in my two cents. Good luck!
