Short and simple here:  Be the investor you would want your children to grow up to be.  Please don't take the situation and work your best interests.  Its a numbers game, but the people are whats most important!

I write this because Im already seeing things that make my skin crawl.

Home is front and back and has newer Forced Air Furnace and water heaters.  Killer return with some updates needed.  Only historic actual prices use, 4 bed main house should rent more! 

Close to downtown Newark and all the new development going in; some homes starting to be rehabbed.

I don't know much about them, but wondering the following:

1. Do they provide leads?

2. Do they Provide Funding?

3. Do they provide systems to track leads, evaluate repair costs, etc.

4.  How long do you have access to their mentors before your on your own?

If you are buying a home at the numbers, then the money is out there and will come easily. Problem comes when investors push the ARV or under estimate the rehab and the lending companies don't agree with their valuation.

Its not 2010 anymore and now you can shop for lending program.
