Washington DC tenant friendly policy? Washington DC, from what I heard, is very tenant friendly and has no rent control. For example, you can not evict your tenant in the winter months or if they miss one payment, you can not just evict, the judge would negotiate a lower amount for certain time frame. I have this one lady that I am acquiring from the purchase of a multifamily. She is on section 8 and she does not pay her part of the rent which is like $300 dollars...Right! you heard me! $300 dollars.....She keeps her place really nasty and dirty...I want her gone....I just want to know what I could do to get rid of her....lol...overall she is nice but she to dirty for me...and she damages the place when she is in one of her Bi-poler attitudes....please help!

I'm living in the Washington DC area which is very close to Baltimore. Baltimore has some really nice and affordable multifamilies...Hopefully I can actually buy in Baltimore....but I dont know the area...I'm a newbie as well....thanks for the advice on great reads @Paul Timmins!

My name is Brandon. I recently moved to the Washington D.C market. My wife and I are currently at the last end of closing on our first multifamily deal where we will be a owner occupants. I was telling my wife that this will be a business for us since we will be making money and will have expenses that we can write off. yay! We have never owned a business. So, we are wondering are there any guidelines for starting a multifamily business? The property will be in our names but I would want to create a business and transfer the deed over to our new business name (LLC) when it is finalized....if I can do that.. I want to be able to have a shelter over my personal items since I don't want this to be our only property. I know I need to get a separate checking acct....but wondering is that necessary right now, as well? I'm basically lost with the business aspect....PLEASE HELP!
