I suggest these presets:

-SFRs,Duplexes, Triplexes

-Last market sale date: Last 3-4 months

-Equity range: 100-100%

-Absentee owned: yes (may limit records but this is a FOR SURE investor)

EXTRA TIP:

If you have enough records to play with, and want to get the REAL players, use the criteria above and add OUT-OF-STATE owned.

So a contact of mine is in deep on a rehab project in Chicago. He's having a real difficult time selling it, as his initial projections were off a bit. He needs out NOW. I'm looking to maybe come in and take it off his hands, but I need some good comps pulled.

Anyone in Chicago, IL that help me out with some comps?

Still here. I agree with CFDs. Great annuity alternative, for those that are aware of it and employing that option. I've had great returns on tax lien certificates as well in the past.

I'm in CA. Got a great lead, private seller, asking almost 40% of market value.

Seller wants to use her own escrow co., and I'm wondering…can I double close using transactional funding?

Obviously just put under contract (without "assignment" option), close A-B trans. with transactional funding, and schedule B-C close same day. So I just send the A-B contract to escrow immediately, and when I have the end buyer, send the B-C contract to the same escrow? Will this be feasible?

So you don't feel that putting them in securities or a UL would be the best use of their money? Or even a professionally managed mutual fund with a successful trac record? Where would you allocate their money?

Is it weird of me to always relate the concept of seller financing to an annuity during annuitization?

That's very true. The vital key to being successful in real estate is emphasizing on why someone needs you. Most people tend to focus on what they're offering, using the same scripts for very lead and generalizing that everyone is money motivated so cash will make them move. This is all wrong, yes some people are money motivated but every person is different, and when it comes to sellers they aren't motivated about the money, they're motivated about what they will be able to achieve with the money. Be a problem fixer, a solution provider, focus on the why, the money will follow.
