Hi Sue K.! Nice to connect with you on here. Have you done any deals in the Redding area? I am a realtor in Sonoma County but have thought a lot about doing some property purchases for flips and/or house hacks in the Redding area. I have a lot of family in the area so I am there often but have not had an opportunity to speak with anyone about their property flips and long term projects or expierence there. Thanks!

@Michael Greenberg, Sonoma has become so known for being a travel/tourist destination, they started limiting the option to have an air BNB due to multiple complaints from the local homeowners and residents about the amounts of traffic and other areas that had been severely impacted by all the visitors. There are some very nice areas in Sonoma Valley that due allow it, but it is best to double check the ordinance and regulations before purchasing.

Hi Michael Dovey , I would suggest you go over your contact with your agent to look for any clauses that would give them the rights to that. The buyer does have rights to do a final walk through 5 days prior to the closing of escrow, generally done with their agent. Good luck!

Hi, @Michael Evans, Nice to connect with you here on BP! I am a Realtor based in Sonoma Valley, I work around Sonoma County. Inventory in Rohnert Park is fairly low, with only 37 new listings in the month of April, with the average sales price being about $437,000. The properties are moving quickly, with average days on market being 37! I hope this gives you a better idea of the current market. I am happy to help advise on any other market questions you have.
