My Edreco, I want to stay optimistic, but after 20 years in the business, I see a few concerns with your strategy—especially buying condos. Right now, condos are a big no-no. They're like mini-dictatorships; even after you pay them off, HOA fees keep piling up, and it starts feeling like a timeshare.

Miami, while beautiful, isn’t known for cash flow unless you have deep pockets to buy beachfront properties and can afford to take losses while waiting for long-term appreciation. Moving from Tampa to Miami for cash flow might feel like moving backwards.

Hi Chris,

My advice would be to start by doing your own research. There are plenty of websites that can give you a good idea of property values in your area. Additionally, take some time to drive around your neighborhood and gather information on recently sold properties within a mile radius. A straightforward way to estimate value is by looking at the price per square foot and using that to calculate your property's worth.

In situations like this, it's worth spending a couple of hours yourself to get a solid understanding of the market. Keep in mind that many responsible agents tend to be conservative with their valuations, especially in today’s market, where properties aren’t moving as quickly as they once did.

If we’re in a conservative market, pricing on the lower end may make sense, but it’s always good to weigh your options carefully. I’d rate this as a 3 out of 10 in terms of the best time to sell—it’s not the worst, but it’s not ideal either.

In my 20 years investing in Tampa, I’ve learned that finding areas with strong cash flow potential makes all the difference. Some top spots in the city to consider are Seminole Heights, West Tampa, East Tampa, and the University area near USF. For suburbs, Riverview, Brandon, and Lakeland are growing quickly, while Thonotosassa and Clair-Mel stand out as affordable options with solid returns.

Hi Rachel, first off, sorry for your loss, but it’s great you’re exploring ways to build passive income. Based on my 20+ years of real estate experience, I’d say renting the condo might not be the best option—$2,000/month rent minus $800 in condo fees leaves you with just $1,200 before taxes and maintenance, and seniors' condos can be tricky to rent. Selling it for $500K and combining that with your $100K could give you more options, like buying a single-family rental or a lake property that generates better cash flow. You could also take out equity if you want to keep the condo and use that for another investment, but I’d be careful about over-leveraging.
