Wow, you folks rock... So far this year I have closed and rented two Very profitable deals.
One 4-plex (light renovation) and 1 SFH, nearly turn-key.
I am a buy and hold with 21 units and a full time job I can't walk away from yet.
I might squeeze in one more deal this year.

Update:
Some good news...

Had a long talk with him last night. Check is deposited.
The real story is he slipped in the kitchen on water from the cat's bowl. I just let him talk and encouraged him. The truth will set you free...
He did ask me for railings, and a wheel chair ramp. Railings, no problem. The ramp may be a little more challenging. He wants some makeshift temporary ramp. I don't want that kind of liability. I wounder if you can rent them?

Dave, I think you hit the nail on the head. I will talk to tenny first. Then move forward as necessary.
If it wasn't for lawyers He'd have a railing already. Still, I'm not sure that's the real problem...

No COC required in this town. But insurance inspectors are all over me. Except for this of-coarse.

Railing or not?
Okay, I have a slightly obese tenant. Pushing 400lb. Has a hard time getting out of his car and moving around in general. Uses crutches, and has obvious feet problems. (swollen) No judgement here, just stating facts.
Nice enough on the outside, complains more than most.
I get a call from his girl friend last week asking me to hold off on cashing this week's check, because boyfriend is in the hospital having some problems. She has to pay this or that... I agree. They have always paid on time... First time late.
Yesterday, I get a call from my maintenance guy. Tenants told him he fell off the front steps because there is no railing. Maintenance guy wants to know if he should put up a railing? I asked him to count the stairs. (3 steps) I think we are allowed 2 with no railing. But this building just passed an insurance inspection.
So, know one has actually threatened me and I have no legal paperwork.
If I put up a railing now, is that an admission of guilt?
What do you folks think?
