One more suggestion....80% of the podcasts guests say that Rich Dad, Poor Dad is one of their favorite books (quite a mental game changer).  I really enjoyed it and Will agreed to listen to the audio on his commute. Just picked it up today fr. the library.   It is great to help spouses get on board and I know Cindy could fly through the book.

Welcome Jack!  I am glad you finally joined!  You will find lots of great info on here.  I started with the askbp podcasts to give me a quick knowledge on everything and now am working my way through the longer more in depth podcasts.  They will make you appreciate your commute because you can make it a highly productive learning experience.

What about somehow finding out the calls that firestations make.  Is that public record somewhere? Or is that like chasing an ambulance?  Just a thought that came to mind.  If you are looking for damaged houses...maybe just posting here will get you some leads.

I live in a school district that is in the top tier ..past blue ribbon winner, etc. but we just got redisricted to newly built elementary and middle schools for next yr.  I would guess the elem. will be a Title 1 school with mostly hispanics in demographics.  I have 2 questions.  1) How will a Title 1 school effect the rental ability?  That is where a pocket of 100k houses are located.  2)  Does close proximity to the schools increase rental value/demand? (<1/2 mi. away)

@Jordan Thibodeau I feel like we have saved it up...it just happens to be stuck in our house equity. Isn't it the same as the scenario of buying 1 rental with a large down payment or 2 rental houses with smaller down payments (mine will be split from the home equity)? I'm a newbie so I appreciate any advice. Here are some more details. Primary FMV 220K, loan 132K, 20 yr mortgage. Since we have been wanting to move anyway, we refinance to 80% and have 44K. If we refinance our current primary back to a 30 yr mortgage, cash flow from renting would be $238/mth(without me managing). I'm not sure if the 44k would be used for a fixer up for us to live in or split for 2 houses if possible. If my hubby is dying to move, maybe this is the best investment scenario. If we just straight rent our house, we won't have a down payment for our next primary.
