@Nathan Gesner Thank you for the very detailed response.  I think at this point we need a new property manager as well as tenants.  But we need to get the tenants out first.  What are your thoughts on cash for keys and will it work with all that is going on right now?

My husband and I own a 4-plex in Utica, NY.  These tenants were in place when we purchased the property in 2017 and we have since been through 2 property managers.  To my knowledge these tenants do not have actual leases; their original ones expired and I guess they are "month to month" with no actual legal document binding them to the property (or to paying us).  At what point are they considered squatters and how do we go about getting them out.  I know evictions in NY are not happening right now but if considered squatters I wonder if we can proceed with some sore of legal action.  Any insight would be greatly appreciated.  

Just purchased a Duplex in Signal Mountain, 37377.  Looking for a property manager to help rent both units as well as manage the property.

Small multi-family (2-4 units) buy & hold investment in Signal Mountain.

Looking for a property manager.

I have just finished renovating a duplex in the Chattanooga suburb of Signal Mountain.  I am looking for recommendations for property managers in the area.  Any suggestions would be greatly appreciated.
