Can one use a 1031 Exchange on a current single unit/family that is a long-term rental for a duplex or triplex where one unit would potentially be owner occupied? Thank you.

I spoke to a landowner who is FSBO'ing a *2 acre lot in Groton, MA. I told him I would ask around to see if anybody is interested. *It has a septic on-site (installed 20 years ago.) for a 4-bedroom. If interested PM me and I'll connect you.

This is would be my very first transaction and I would greatly appreciate input/feedback. I have to review my numbers as far as rent and my offer but would love and appreciate any experienced feedback as to whether this is a deal worth pursuing. I've missed out on quite a few investment opportunities. There's an O.H. this weekend and feel a tad bit of pressure as to making an offer. My husband and I both saw great potential but again would love and appreciate experienced feedback. Hi Brian, 

A couple of other advantages to getting an insurance policy is that 1) the younger you are the more affordable it is and 2) once you have a policy it's easier to get more but if you develop a health condition it becomes either harder to get (and one never knows when that could happen) you won't be able to get more or it'll be more expensive. I'm all for getting a policy. Just my two cents worth.
