Hey everyone I'm attending a local wholesalers meet up this evening. The purpose of this meeting is to network and buy or sell deals from each other. I don't have anything under contract as of yet myself but I have a strong buyer that I want to bring value to. I know this may seem like a no brainer but are there any tips you would offer a young guy like me? Thanks in advance!

@Steve Snyder thanks for the great tips, I will definitely add this to my memory. In your opinion, do you use hard money forever or just until you have enough positive cash to fund your own deals?

Hi 26 years old I'm about to purchase my first fix and flip on a hard money loan. Before I get in deep, can anyone with experience give any advice on the ups and downs of this type of deal and what should I be aware of?....

@John Hodson Wow this is a great topic and has given me some great feedback as I am here in Florida and one of my properties is similar to yours. I got a few bids on it and the best price X's the best suited contractor was for $12000.

First I wanna express my gratitude to all answers to this post. This is by far the closest advice and mentorship I've had other than seminars and books.  

Right now also I have a partner that qualifies for a 100k loan and I want to piece the 25k and the loan together for a profit. I would rather do fix and flips to give myself a boost in cash before I take on rentals. I really wanna make some solid decisions. Is there any way I can leverage these resources for a great outcome?
