It is commonly said that partnering is a great strategy when starting out. Say you partner with someone with no experience like yourself. How do you split the work and clearly define your roles? Or do you find leads, evaluate property, and decide on the correct deals properties together? It seems like if roles are clearly defined, then more will get done. BUT I don't see how to split up the work load. This is assuming all your other player's roles are set up i.e. lawyer, real estate agent, contractor, etc. So my question is, how has everyone else split up the workload with their Real Estate Investing Partners?

Hey Everyone,

I am still in the 1st stages of trying to still wrap my head around the whole world of Real Estate Investing. I am learning everything I can. House Hacking seems to be a pretty common place that people recommend starting out with in the rental properties area. I had someone recently give me the advice of living in my first rental property and just rent out the other rooms if it is a single family home. The only places I will be able to afford are way out in the suburbs, unless I strike gold.  I thoroughly enjoy the area I am living in currently. The rent is extremely cheap for the area and it is down town. Is it pretty common for real estate investors to live in another rental property while getting their own rental property started for others? How was everyone else living when they purchased their 1st rental property? This seems like a pretty easy answer to me, but the advice I received was pretty adamant I live in my 1st rental property even if it is a single family home.  Any advice would be appreciated! Thanks.

Hi, my name is Holden and I currently work for a Developer in Atlanta, but work in the construction department. I have recently discovered the world of Real Estate Investing and am looking to enter. The past month I have been listening to podcasts and reading everything I can get my hands on. I am still deciding on whether I want to buy properties to rent out or flip houses. I plan on getting my residential contractors license in January of 2019(since I need 2 years of experience in the industry). I also will use this time to keep saving what I can for when I am ready to buy a house. If there is any advice from people who started in construction and worked their way into real estate investing, it would be greatly appreciated! Also please send any book recommendations my way! I am very excited to learn all I can from everyone here.
