Hi James Gleeson, there are a number of REIAs in STL. Get the Meetup app and start searching for real estate keywords. I'm a member of SSIC, it's a pretty good community and they have stuff that helps you learn.

Hi @Amos Clay downing, I joined the South Side Investment Club (SSIC) here in St. Louis a few months back. It is a little sales pitchy, but it has a good following and there are a number of key players in the STL market that come to the monthly meetups. It is a great place to network.

I've bid on a few auctions, not actually gotten any properties yet.

I just learned about their Free/$299 listings with no commissions, also curious if anyone has had any experience with them.

Does anyone have sub-meters for their water/sewer on their multi family properties? If so, who do you use?

I am considering if for one of my existing properties and a remodel that I have coming up.

Thanks for the insight Stanley, I will definitely look into that. Thus far my communication with Xome has been positive. My offer was officially submitted today, it is now going to the seller for review.

update - I spoke to customer service at Xome.com and they lowered my bid, and it is now under review by the seller.

I recently bid on a property through xome.com and was outbid. I have since moved on and now they are coming back saying that the property is available to me because the highest bidder has backed out. I have a strong suspicion that the Auctioneer/Bank was the 'high bidder', which it clearly states in the terms of the auction that this is possible. Since I have moved on, I am still interested, but would like to get it for less than my highest bid. Has anyone had experience with this?

Hey @Ben Mizes I cant say I've ever seen a garage set up like that, what part of STL are these in?

I'm in the process of purchasing a few multi-families that are in need of a full rehab do you guys have some contractors you would recommend?

Andrew Postell and Brent Coombs thank you for the clarification, that is exactly the info I was looking for. I have heard of other investors in my area securing SFH at 15% and I wasn't sure if regulations were loosening.
