I would get as many SFH's and smaller apt. bldgs as possible. That amount of money would buy alot of property where I live.

Sure looks good to me. I love the bathroom vanity. Looks very rich. I would put hardware on the kitchen cabinets. Also the spacing on deck rail ballisters looks wide to me, but it's hard to tell from a picture. Should not be more than 4". Good luck to you. Looks great.

The home purchase that brought me to BP is finally going to take place. We have been trying to purchase the neighboring home with self directed IRA's for a few months now. He got cold feet earlier, so we had some issues to iron out. While doing research on SDIRA's I stumbled across this terrific website. I can't tell you all how helpful the input and information has been. We have put a couple of other deals together in the meantime, with help from BP. Just a shout out to all the great people here. Sincere thanks to you all.

I just started doing this last month. I only have 13 renters total, and I just send them all a group text 5 days or so before it is due.

You echo my thoughts exactly. I live in a town of 15,000. I have been trying to build a rental portfolio for a couple years now, but the flipping business just doesn't seem to work here. Hard to find the deals. Everybody knows somebody. Right now we have one, ONE foreclosure property, and it really needs very little work. So I will keep looking, but as far as making a killing? Probably not. But I still wouldn't want to live anywhere else, so I guess I will take it as it comes.

J Scott, just to be clear, I have no intention of gaming the system. I have/will always claimed to be an investor. But in this case the free look period has expired, so I think this document will not be required at this point. Not sure why it was included for me to look at. Place has been listed for 6 weeks, with one price reduction already.

Thanks Eddie P. I guess I'm in the same situation. I will offer all cash, but will not sign the form, so it will probably not be accepted. This particular property needs quite a bit of work to become habitable, so maybe there is a chance. Thanks for your input.

I bid on a REO property about 3 weeks ago, and never had to sign an owner occupant certification. However, I plan to put an offer in Monday on another property, and it is included in the information packet. I have done past searches here on BP, but don't see anything real recent on this issue. If I don't sign and claim to be an investor, will my offer be automatically rejected? How else can I get around holding this house for 12 months before reselling?

I use Google Voice for other business, but I am my own property manager, and my tenants all have all of my contact numbers. That's the way I like it.
