Hi Oleg,

Where in Frankford is the property? I would say if you are in Northwood you can expect a different experience versus other parts of Frankford. As far as tenant screenings, I think Transunion offers a good product with their smartmove website.

I agree with Riley - If you aren't planning on leveraging the extra cash from the ARM into something that will yield a higher return than the future adjusted rate, then I would default to the refi. Hope that helps!

Welcome! All of e suggestions above are dfintiely sound. I wonder, though, that there isn't some type of opportunity close to where you are. Sounds like you could have a large share of a high-endmarket down the line after putting in your time locally. From what I've read about these types of areas in North Dakota is that there is a both a lot of contracted workers (potential tenants) and corporate transfers (people whose job situation may change in a few years, or may have bought and then need to sell fast due to income or job changes).

I agree with everyone else here. Yes, foreclosures can be difficult, but to just disqualify them as a whole is silly. In my opinion, foreclosures, when I'm working them as the Buyer's agent, have gotten so much easier to close in a reasonably smooth and timely manner within the recent past - as long as the Buyer can remain realistic.

A good deal is a good deal: sometimes they are just more difficult to close. I'd take a foreclosure over a short sale any day!

If you haven't already, I would suggest appealing your taxes. It's not completely painless, but it sounds like you have a good case. There are consultants out there, too, that can basically make the whole process much easier, nut you can do it yourself, too. Let me know if you need a name of a consultant, etc.

Have you looked up the updated zoning for your lots? Philadelphia has been rezoned and the new zoning may be very limiting as to what you can do without a variance. Let me know if you need any help.
