wow, you guys here are all like Buffet. He will be happy to get consistent 10% return yoy. I would say there is no way that can give you 10% return consistently, especially not passive. just buy index funds and hope there is no recession is what I will do with that amount of money. I seriouly doubt if anyway will sell a good investment that has 10%+ return. If they are for sale, usually they have some problem with making profits

Hi just won the eviction by default and when I go to the house, there is nobody there, but there are still last tenants belongings. Can I change the lock and leave their stuffs out for 30 days for them to collect? Or I still need to contact sheriff and do this while sheriff is there?

Hi Im a landlord for a house in Davidson county TN AND I went to the court for a eviction and won. The court case only has the tenants name on and I asked the clerk and she said I can only ask the sheriff to remove the person on the case file. So if the tenant has other people living in there, such as friends and children, that means I can’t eviction them? Or sheriff will just evict everyone so I can change the lock and everything? Thanks

Im purchasing a home and put 10%. So the house I bought is 440k. I put in 44k. Mortgage is 396K. The bank did the appraisal at 480K. making the balance to be 396/480 = 82.5%. So if I just pay additional 12k to get it down to 80% after the first month, do I need to redo an appraisal?

I wonder anyone had experience with buying a property for rental in Lockport. Do they have large enough people need rent to get the property rented out in a reasonable time? Im looking at 3bed single family homes so I guess the target is for family or individual shared the house.

Thanks for the quick reply. Can you explain what is C/D? Also how is the demand going in Joliet? The houses price are low so I wonder if there are still people trying to rent

This might be very specific question but does anyone had experience with the rental market in Joliet? The rent/ARV seems very attractive based on the rent shown on Zillow and other website. However, they only shows rentals that's are available, not the ones that are actually rented, whose rent might be significantly lower. So I wonder if this area is a good for rental investiment?

Im starting up blank so I have no contacts. I dont know if anyone has any reference for good painters, flooring and other contractors. Also, do you guys use handyman for most of the jobs and only contractors for things handy man cant do? Im planing to rent the 2-flat house so probably low-mid end quality will be good.

btw Im in west side chicago area. the property of interest is lcoated in forest park
