It is for just one town, but it uses the boiler plate template that the county made. There is quite a few restrictions.

Hello Biggerpockets!

Looking for some insight with STR in Monroe County area in Pennsylvania, I live in NYC but spend several weekends in the year in the mountains.

Looking at buying a nice 3Bed cabin and wanted to see if I can offset some (or most) of the cost by renting out the property.

Any investors or realtors on here that can give me some pointers? I am reading online that it really depends on the communities or the town if STR is allowed etc.

Looking at three properties between $70,000 to $120,000 

My wife and I are (planning) to be first time buyers, looking to purchase a investment property in Florida. We have excellent credit and about 12% to put down, anyone have any reccomended online lenders or banks?

Thank you @Jonathan Greene, thats very helpful. On estimate how many time a year did you fly over and check up on the property? of did your PM do all the work for you?

My wife and I are new to real estate investing and are looking to invest in the Cape Coral/Fort Myers area since we work and live in NYC we dont see any oppertunity to invest localy. We have family in the SWFL area and therefor are looking in that direction. Is there anyone with experience in the area investing in short term rentals or long term rentals while not living in th area? Any guidance is greatly appriated.
