I just closed on my first duplex and put it under an LLC. I'm just curious, since it's under an LLC can I purchase appliances at wholesale prices? Where is the best place for investors to purchase appliances, fixtures etc when renovating. Thank you in advance!

Unless you can carry the mortgage on your own without renting just as a safe guard, I would be cautious. The plumbing costs could be quite high to separate the units, and you should have the property fully inspected. I would not take the agents assessment alone in evaluating the property, I’m guessing you know this already. House hacking is a great way to start just cover yourself.

@Shawn O'Gorman go for it! Just keep your debt load low, and have roommates pay for your mortgage. (Buy what you can afford to manage alone just in case renters fail to pay).

@Mohsin Mazhar I have bought and sold in the Boston area a few times. Duplexes tend to be above your price point if you want to live close to Boston. However, Roxbury, Dorchester and parts of Jamaica Plain are excellent areas to buy in now if you want to rehab. Just scope out the neighborhood and surrounding areas and you can find amazing deals. Roslindale, Malden and Medford are possibilities too.
