@Joaquin Jesus Salcedo San Martin it depends on your price point.  Nashville in general is really hot right now with really tight inventory across the board.  There are currently only two fourplex in Murfreesboro on the market.  DM me if you need more info.

@Ron Dayley, yeah, I agree.  I think the price entry point is lower and therefore easier than Nashville.  Do you know what is the latest price appreciation YOY?

Hi BP,

I am going into a deal with a partner. Since this is going to be my first deal with a partner, I want to do it right and get an attorney to look over the set up of the partnership.  Does anyone know of an attorney who is familiar with real estate?  I am looking for someone in the Nashville, Tennessee area, although I am not sure if having someone local is necessary.  If anyone wants to chime in on that, I would greatly appreciate it, too.

First time participating on the forum after lurking around for a long time.  BP has been a great source of education and information for me.

Not a glamorous goal, but for a bit of an introvert, I would like to set the goal of participating more on BP.

As for a real estate goal, I am planning on a semi-house hack by converting a detached garage into a studio space where I can experiment with STR.

You bring up a very good point that we so often try to talk about our needs,but we spent so little time listening to others. The idea of simply try to find out other people's goal and go from there is very insightful to me.

I read a number of blogs and heard a bunch of podcasts that mentioned the idea of beginners bringing value to people who are already in the field. The idea is that people's time and experience is not free and it is only fair to bringing them value in exchange for their insights. While I understand the concept and wholeheartedly agree with it, I am having a hard time coming up with "value" that I can bring to others. Would you guys share how you have offered or received none monetary "value" that help balance out a relationship or a deal?
