@David Whittington My apologies for the even later response! However, while I searched, and continue searching today, I have not found someone reputable with reasonable rates. Maybe I'm just looking in the wrong places? It's difficult because I'm in California and do not get to this part of Texas often. Maybe I'll start a registry for handymen :)

Did you ever find a multi-faceted handyman in the Killeen area? I have several properties that may need work soon and also looking for someone that could handle good size jobs. I'm the Los Angeles area and looking to get back to Killeen for additional investments.

Hello Gerald,

Thank you for your input. Yes, that sounds like a potential scenario as well.

We've been quoted 5K for fence repairs that were ultimately fixed for $700 after questioning the extent of damage and further investigation of the cause. The investigation revealed the damage was caused by the tenant's dog, digging near a post, and causing the partial collapse of the fence. So the PM failed to identify the tenant's responsibility while reaching out for the quick and easy remedy by passing the bill to us with minimal effort! Our contract includes regular inspections, so this was either missed during a walkthrough or maybe the inspections were never completed? who knows?  Regardless, we have a PM performance and contractor procurement issue.

Thank you @Michael Mullins, your input will be very valuable in my quest! We've now connected through IM.

Also, @Adrian Fajardo, thank you, and yes you are correct. This is a rough neighborhood and I've also had several PM's decline my invitation to manage several properties we have in the area for that specific reason. Ironically, the tenants have been amazing and always paid on time while having a very low turn over rate. As I mentioned before, the majority of the issues have been with PM's in both performance and procurement of competitive maintenance work.

Hello David,

Thank you for the prompt response. Unfortunately, we've worked with 5 different property managers in the 6-7 years we've held these properties and every time we have a vacancy, our tab for cleaning and preparing has been overpriced. In addition, average costs for things like backed-up drains, toilets, and misc simple repairs are 3-4 times what we pay for properties here in the LA area. As a result, I'm looking for resources outside of that circle that understands this scenario and can perform honest, competitively priced work.

Alternatively, we would also consider pursuing a good property manager, that provides transparency with us and their contractors, handyman, etc... In this consideration, we would like an understanding of ''canned'' project costs for the typical, respective type of work while also allowing us to provide our contacts when costs are unreasonable from their providers. Of course, circling back to my original post question.

We own a few rentals in Killeen and currently looking for an honest, reputable Handyman that can help us with rent-ready preparation and occasional minor repairs. Currently have a small unit near the main entrance to Fort Hood that needs painting and minor work in preparation for renting.

I would like to see your report, if you don't mind sending it when you have a moment. @Justin Elkins, would you mind sharing your purchase price and operating expenses? I don't think the numbers look that bad? Although, I have to admit, PM has been a challenge for me in Killeen.  Thanks guys!

I've also seen big interest and movement to Killeen and I like Justins' approach to the 18 units. I have a duplex and 2 SFR's there that have been successful with steady tenants (retired). Also looking to invest more, but very cautious of staying in this area. @Jordan Lagrassa and @Logan Hassinger, which areas do you recommend and why? Thanks for your input and feedback!
