Beat me to it! This is excellent news for A paper borrowers that has been limited by the number of financed properties they own. Although criterion is much tighter - its still a very good start.

This topic has been discussed before. If you find a property w sufficient equity you may be able to incorporate DPA. Loan at 80% LTV; DPA at 20% = 100% financing.

Seller flexibility is key to any transaction.

Of course, source of seasoning; PITI requirements may come into play, but hey.....

Earnest deposit, yes! Down payment, no!

From my experience, bank/lender will only require earnest deposit and pre-approval letter from lender (source of funding).

The only other option I can think of (well...not the only one (lol) is to utilize private/commercial lender. Lately private/commercial lenders are doing 90% LTV stated income loans up to $1m; anything above $1m - 80%.

Until recently, these loans were deemed obsolete - but they have made a comeback. How long? I am not sure. If you have buyers that have 4+ properties & are looking to add additional properties to their portfolio, they probably should go this route.

Rate may be a bit high (7.1-7.5%) but they will have a 2, 3 year window before balloon payment kicks in; no prepayment penalty.

Of course by then, you would either have property sold or refinanced.

Some really solid suggestion here. In fact, some of these suggestions I might have to heed myself. :0

Alex, if you don't feel like subscribing to realty trac or some of these other (pre) foreclosure websites, simply go to county recorder's office or contact county recorder's office in your target market and acquire list of Lis Pendens, NOD's nearing default (to be auctioned).
