OP...most important info needed to perform DD is address, ubp/asking price, & BPO/appraised value.

Int rate; pmnt amnt; date paid; & maturity are secondary.

I am not a sheep! Furthermore, it is unconstitutional.

I have absolutely no intentions on taking H1N1 Vaccine; and I suggest others to follow my lead.

CDC, W.H.O. Big Pharma, & other eugenists groups have been pushing this stuff on the American people in order to depopulate. Does claim sound outlandish? Do your research. Google H1N1, H5N1 conspiracy & you will be utterly shock what details reveal.

Vaccine has high doses of mercury & squalene that will create a cytokine storm in your immune system. So far, hardly no one has succumed to H1N1. Reason why? Vaccine hasn't been administered in mass quantities yet. Once mass innoculations occur - many will suffer. Unfortunately!

I've been in communication w a lender that "claim" they can do 100%. If, and only if, the cap rate is atleast 8%; property requires little to no work/repairs; credit score is above 650; and you have some experience and/or net worth.

You never know how legitimate, reputable these lenders are until you actually bring the project to the table.

Any property that will cash flow, generate residual income; however, my preference is multifamily (apartments).

Realquest is just one of many sites used gauge property values.

According to their disclaimer, 9 out of 10 lenders use (realquest) for comp analysis (*shoulder shrug*)?

Realquest among other valuation tools (zillow, eppraisal, cyberhomes, realtor, etc) is a good point of reference, but it should never be your 'end all.'

Like one poster stated on this board, determining comps is more of a science. Requires due diligence & good understanding of real estate market.

If you can't get reliable comps from a professional (realtor, appraiser, and/or title company), scan MLS to determine what properties in a given neighborhood, community is selling for.
